Taxes and costs
The tax position depends on the type of property, the owner's status, how it will be used and the country of tax residence. We review it before you sign.
Georgia does not impose a separate tax simply for purchasing real estate. You should still account for documentation and registration costs, as well as the terms of bank transfers.
For an individual, liability depends in part on family income and the taxable property. Land and property used for business require a separate assessment.
A 5% rate on rental income may apply when residential property is let for living purposes and the relevant conditions are met. Commercial use, management through a company and other arrangements can be treated differently; VAT may also need to be considered.
The period of ownership, designated and actual use, documented acquisition costs and any business activity all matter. We assess the tax position for the planned sale.

JUST Advisors case study
We supported the purchase of a land plot from several individual sellers. Some were in Georgia, while others were abroad and took part through representatives acting under powers of attorney.
The property was subject to a mortgage. Payments were arranged around the receipt of foreign currency into the buyer's account at a Georgian bank, repayment of the existing mortgage and the buyer's use of additional bank financing.
We structured the transaction, reviewed and prepared the powers of attorney, coordinated payments with the banks, arranged for the existing encumbrance to be discharged and registered the buyer's ownership.
